Our Role
Schedule of Condition and Pre-Acquisition
Project Description
We were recently instructed by our client to assist them in their acquisition of a new letting in Islington London.
The instruction was primarily preparing a schedule of condition to be appended to a new lease but also to report on salient matters of concern to be addressed prior to lease commencement.
Whilst a photographic schedule of condition isn’t exciting, it is one of the cheapest forms of risk management in property. Spend a day recording the property now, and you can save months of argument and legal fees later, however, you need to get it right. A basic schedule tells you what a property looked like, a good photographic schedule tells you exactly what, where and how bad.
From experience most lease disputes don’t start with big damage, they start with that crack wasn’t there when you moved in, a photographic schedule of condition is how you shut that argument down before it starts.
If you’re taking a new lease this year ask for one. If you’re a landlord, insist on one.
