Network Rail – Party Wall

Client
Network Rail

Our Role
Party Wall Surveyor

Project Description
One of our Senior Building Surveyors has been working with Network Rail for a number of years, acting as their Party Wall Surveyor on various infrastructure schemes and third-party rail-side schemes.

The role includes impartial advice, support and liaison with asset protection departments across the organisation in relation to the Party Wall etc. Act 1996. This includes providing the following services:

  • Consultation and advice to the client
  • Receiving notices and handling surveyor appointments
  • Undertaking Schedules of Condition
  • Aiding in drafting legal agreements including for temporary land use
  • Assisting with safe access requirements, licenses, and railway line closures
  • Attending technical meetings to discuss and advise on third-party proposals and structural considerations
  • Agreeing Party Wall Awards
  • Providing advice throughout the projects

The projects we work on span the entire nation, dealing with several Network Rail departments, catering for each railway region. One thing we have learned is that no rail-side scheme is the same as the next and some can be extremely complex, especially with London Underground works or working adjacent to large railway embankments or retaining walls. Adjoining developments are becoming very ambitious, with creative ways of overcoming structural challenges at each step of the process.
